How to split rent by room size and features
Equal divides the rent by the number of people. It is the simplest option and works well when rooms are close in size.
By room size first sets aside a share of the rent for shared spaces, split equally per person, and divides what's left between rooms in proportion to their square footage.
By room size + features does the same, but adds a premium for perks like a private bathroom or balcony — and a discount for a noisy room next to the living room.
Fair rent calculator example: three different room sizes
Three roommates pay $3,000 for an apartment. Rooms are 180, 150, and 120 sq ft, and 40% of the rent covers shared spaces.
The shared portion is $1,200, or $400 each. The remaining $1,800 is split across 450 sq ft of private rooms — about $4 per sq ft. So the rooms pay $720, $600, and $480 in private rent.
Final: $1,120.00 · $1,000.00 · $880.00 — adding up to exactly $3,000.00.
